Six areas I know best. Let's find yours.
Before We Look at a Single Listing.
Most agents show you homes. I show you where your family will actually thrive. Before we look at a single listing I want to know where you work, where you worship, what your kids are into, and what your commute tolerance actually is. That conversation takes 20 minutes. It saves you months of looking in the wrong place.
Three Things I Want You to Know Before You Choose.
Tax Rates
Texas property taxes are among the highest in the nation — 6th highest nationally — and Houston area rates vary significantly by community. On a $500,000 home the difference between the highest and lowest tax rate neighborhoods can mean thousands of dollars per year. Same house. Same price. Very different tax bill. Knowing where to look before you fall in love with a zip code can save you more than you'd expect.
School Districts
School district boundaries in Houston don't follow city lines or zip codes. You can live in Katy and not be in Katy ISD. You can have a Houston address and be zoned to Cy-Fair. The lot determines the district — not the neighborhood name.
Master Planned Communities
Most buyers moving to Houston are drawn to master planned communities. Not all of them deliver on their promises. Some have reviews that tell a very different story than the brochure.
